Questions worth asking before you decide
Short answers to what's worth knowing before you commit. Still unsure about something? We'll talk it through at the introductory call.
My help and what it costs
01Which kinds of mortgage do you handle?
First homes, moving up, investors, refinancing, loan consolidation, files after a refusal, the self-employed and any-purpose financing. Every deal starts from what you can afford and what you want.
02Why a private adviser and not just the bank?
The bank offers its own products. A private adviser looks at your situation, compares the options and runs the process with the lenders on your behalf.
03What does your help cost?
The fee depends on the type of deal and how complex the file is. I set out the process and the cost in advance at the introductory call, so there are no surprises.
When and how to start
01When should I start — before or after I find a property?
Earlier is better. Checking before you sign helps you understand the budget, get approval in principle and avoid a commitment you can't carry.
02Which documents do I need?
It depends on the deal and on how you're employed. After the introductory call you get a short, exact list — nothing you don't need.
03How long does it take?
It depends on the deal, the documents and the lender. Careful preparation and steady follow-up cut delays, but no one can promise the same timetable for every file.
Refusals, credit and consolidation
01What happens after a mortgage refusal?
We don't send the same application again. First we find the reason and check the figures and documents; only then do we decide whether, and where, to apply. Approval depends on the lender's review, but the file can be made more accurate and more responsible.
02What if my credit record isn't perfect?
We start with a diagnosis: what affects the file, which documents are missing and what can be improved. Only then do we decide whether to apply, and how.
03Is consolidating loans always worth it?
Not necessarily. A lower payment can come with a longer term and a higher total cost. We look at the whole picture before deciding.
Tracks and the mix
01How do I choose between mortgage tracks?
No one track suits everyone. We look at income, stability, cash flow, how much risk you can carry and how you'd cope with rate and index changes — then build the mix.
02How do I know my mix suits me?
Don't judge it by the first payment alone: check the total cost, what happens if things change, how flexible early repayment is, and what happens if your income or outgoings change.
03Is a longer term better?
A longer term can lower the monthly payment but usually raises the total cost. We compare several scenarios against your budget and goals.
